Maintenance requests and damage tracking, with photos.
Requests come in from residents, go out to vendors, and close with a record you can stand behind.
In short
Staylio handles maintenance for corporate housing: requests from the resident portal with a tracking number, priority and category; recurring maintenance; jobs sent to vendors through their own portal; a maintenance dashboard and analytics; and damage inspections with before and after photos, severity and resident liability, so charges at move-out are documented.
01
Requests in
Residents report a problem from the portal: what it is, how urgent, the best time to come, and whether you may enter. It arrives with a tracking number, a category and a priority.
- Requests from the resident portal
- Tracking numbers
- Routine, urgent and emergency priorities
- HVAC, plumbing, electrical, appliance, pest control and more
02
Jobs out
Send the job to the right vendor. They see it in the vendor portal with the unit and access notes, and the request moves from open to scheduled to resolved.
- Vendor assignment
- Vendor portal jobs
- Recurring maintenance
- Resolution and SLA tracking
03
Damage you can prove
Inspections compare the unit at move-out with its move-in photos. Record the damage type and severity, whether the resident is liable, and the cost, so the charge holds up.
- Damage inspections
- Before and after photos
- Severity from cosmetic to significant
- Resident liability and charges

FAQ
Maintenance & damage: questions
Can residents submit requests with photos?
Residents submit requests from the portal with the details of the problem, how urgent it is and when you may enter. Photos document damage at inspections.
Can I schedule recurring maintenance?
Yes. Recurring maintenance, such as filter changes or pest control, is set up once and repeats.
How does damage get charged to a resident?
An inspection records the damage with photos, severity and whether the resident is liable. The charge can then come out of the security deposit or go on the final invoice.
