How it works

## Three ways to find the daily rate.

**Days in the month:** monthly rent ÷ the number of days in that month. The resident pays exactly for the share of that month they used.

**30-day month:** monthly rent ÷ 30. Every month works the same way, which is simple to explain.

**365-day year:** monthly rent × 12 ÷ 365. The daily rate never changes through the year.

## Proration questions

**How do you calculate prorated rent?**

Work out a daily rate (monthly rent divided by the days in the month, by 30, or monthly rent times 12 divided by 365), then multiply it by the nights stayed in the partial month.

**Which proration method should I use?**

Any of the three is legitimate. Dividing by the days in the month is the most common and the most exact; the 30-day method is the simplest. Choose one, write it into your agreement and use it every time.

**Does the move-out day count?**

If you bill by the night, as hotels and most corporate housing do, the move-out day is not charged. If you bill by the day, it is. Agree which in advance.
