The formulas

## What each number means.

**Occupancy** = occupied unit-nights ÷ (units × nights).

**Average daily rate** = revenue ÷ occupied unit-nights.

**Revenue per available night** = revenue ÷ available unit-nights, which equals average daily rate × occupancy.

**Average length of stay** = occupied unit-nights ÷ number of stays.

**Break-even occupancy** = monthly cost per unit ÷ monthly rate per unit.

## Occupancy questions

**How do you calculate occupancy rate?**

Divide occupied unit-nights by available unit-nights and multiply by 100. Twenty units over a 31-night month is 620 available nights; 527 occupied nights is 85%.

**What is RevPAR?**

Revenue per available night: rental revenue divided by available unit-nights. It equals average daily rate times occupancy.

**What is break-even occupancy?**

The occupancy at which revenue covers costs: monthly cost per unit divided by the monthly rate.
