In short

Staylio runs accounts payable for corporate housing operators: vendor bills and credits, cash requirements and AP aging, a vendor portal for jobs and documents, W-9 and certificate of insurance tracking with expiration dates, owner statements, rent paid to properties, security deposit refunds, and 1099 reporting from generation to printing and distribution, including corrections and backup withholding.

01

### Bills in, checked and coded

Enter vendor bills or credits, code them to the right accounts, units and bookings, and see what is due with cash requirements and AP aging.

- Vendor invoices and credits
- Coding to accounts, units and bookings
- Cash requirements
- AP aging and vendor activity

02

### Vendors who keep their own paperwork

Vendors see their jobs in the vendor portal and upload their W-9s and certificates of insurance. Staylio tracks COI expiration dates so an expired certificate does not slip by.

- Vendor portal: jobs and documents
- W-9 collection
- Certificate of insurance expiration dates
- Vendor directory built for thousands of vendors

### Year-end without the scramble

Because every payment is already in Staylio, 1099s come from the same data: generate them, review them, then print and distribute them. Corrections and backup withholding are covered too.

- 1099 generation and review
- Print and distribute
- Corrections and audit report
- Backup withholding

FAQ

## Vendors & payables: questions

**Can vendors upload their own W-9s and insurance certificates?**

Yes. Vendors upload documents in the vendor portal, and Staylio tracks when each certificate of insurance expires.

**Does Staylio file 1099s?**

Staylio generates 1099s from your payables, lets you print and distribute them, and handles corrections and backup withholding. Electronic filing with the IRS is not included yet. Read [our 1099 guide for operators](https://staylio.co/blog/1099s-for-corporate-housing-operators/) for the 2026 threshold change.

**Can we pay property owners and landlords?**

Yes. Rent to property pays the communities you lease from, and owner statements show owners what they earned.
