# Mid-Term Rentals vs Corporate Housing: What Is the Difference?

Mid-term rentals and corporate housing both mean furnished stays of a month or more. The difference: who pays, how it is sold and billed, and the standards.

In short

Mid-term rentals and corporate housing are both furnished stays of roughly one to several months. A mid-term rental is usually sold to an individual who books and pays for themselves, often through a listing site. Corporate housing is usually sold to a business (an employer, a relocation company, an insurer or an agency) that pays on invoice for its traveler, with consistent standards and services. Many operators do both.

The two terms are often used as if they meant the same thing. They overlap, but the business behind each is different, and it changes how you market, price, bill and run your units.

## The side-by-side

| | Mid-term rental | Corporate housing |
| --- | --- | --- |
| Typical stay | About one to six months | 30 nights to many months |
| Who books | The traveler | A company, relocation firm, insurer or agency, or the traveler |
| Who pays | The traveler | Often the company, on invoice |
| How it is sold | Listing sites and direct inquiries | Supplier relationships, RFPs, direct accounts |
| Standards | Set by each host | Set by the provider across its units |
| Services | Varies | Often housekeeping options, 24-hour support, maintenance |
| Billing | Monthly payment by the traveler | Monthly invoices, often to the company with a PO number |
| Paperwork | A lease or rental agreement | Agreements with the resident and the client, W-9s and insurance certificates |

## Who books mid-term rentals

Travel nurses paying from a housing stipend, remote workers trying a new city, people between homes, students and interns. They search listing sites that specialize in monthly stays and the monthly options on larger booking sites, and they compare on price, location and photos.

## Who books corporate housing

Companies with people to house: employers relocating staff, relocation management companies, insurers housing displaced families, hospitals and staffing agencies, government and project teams. They choose suppliers they trust and come back when it works. See [how to get corporate housing clients](https://staylio.co/blog/how-to-get-corporate-housing-clients/).

## Why the difference matters to an operator

**Marketing.** Mid-term rentals live on listings and reviews. Corporate housing lives on relationships, responsiveness and a supplier file ready to send.

**Pricing.** Individuals are price-sensitive and compare listings. Companies compare the whole stay against a hotel and value reliability and invoicing.

**Billing.** Mid-term rentals are usually paid by the resident. Corporate housing needs invoices to companies, PO numbers, terms and sometimes several residents on one account.

**Standards.** A corporate client expects every unit to match the last one. That pushes you toward standard furniture packages and checklists.

**Paperwork.** Corporate clients ask for W-9s, certificates of insurance and agreements that say who is responsible for what.

## Doing both

Many operators run both: corporate stays as the base, mid-term rentals to fill gaps between them. That works well if your systems can handle both kinds of guests: resident-paid and company-paid, listing inquiries and corporate quotes, one schedule board for all of it. Staylio handles [bookings billed to residents or to companies](https://staylio.co/platform/billing/) on the same [schedule board](https://staylio.co/platform/bookings/).

## Frequently asked questions

### Is a mid-term rental the same as corporate housing?

Not quite. Both are furnished stays of about a month or more. Mid-term rentals are usually booked and paid for by the traveler; corporate housing is usually booked and paid for by a company for its traveler, with consistent standards and invoicing.

### How long is a mid-term rental?

Usually about one to six months, though definitions vary. Some sources stretch it from 30 days up to a year.

### Can one operator offer both?

Yes. Many corporate housing providers fill gaps between corporate stays with mid-term guests who book for themselves.
